This week's activity
Over the past 7 days, Winnipeg's tracked areas saw:
109 new listings hit the market
87 homes sold
37 sales went pending, 24 listings expired, and 9 came back on market
For context, that's roughly 8 sales for every 10 new listings that came on the market this week — not a direct match (most of this week's sales were listed earlier), but a decent read on how quickly current inventory is being absorbed. It's a healthy, active week, not a flood of unsold supply.
The 12-month backdrop
Zooming out, here's where the broader market sits over the trailing 12 months (September 2025–August 2026), across the same 32 Winnipeg neighbourhoods and roughly 3,840 completed sales:
Weighted average sale price: ~$476,600
Weighted average price per square foot: ~$361
Those are volume-weighted averages, meaning busier neighbourhoods carry more influence on the citywide number than the smallest markets — a more honest read than a simple average of averages. Across the 30 areas with enough sales to report individually, homes spent 10 to 31 days on market on average, and roughly half the city is selling at or above list price.
Mortgage rate snapshot
The Bank of Canada's policy rate remains at 2.25% heading into September, with the best advertised 5-year fixed rate around 4.09% and 5-year variable rates as low as 3.35% (Prime − 1.10%) through select lenders. Actual rates you qualify for depend on your down payment, credit, and lender.
Local note: school zones return to 30 km/h September 1
A reminder as summer wraps up: Winnipeg's reduced-speed school zones (30 km/h, Monday–Friday, 7:00 a.m.–5:30 p.m.) are back in effect starting September, per the City of Winnipeg. If you're touring homes, hosting an open house, or moving this week, budget a few extra minutes near any school — enforcement typically ramps up hard in the first weeks back.
It's also a good prompt for a fall home maintenance check: clean gutters before the leaves really start dropping, book a furnace inspection before the cold snaps hit, and check window/door weatherstripping now while it's still easy to work outside. Small jobs now save bigger bills — and bigger surprises — in October.
Neighbourhood spotlight: St. James / Silver Heights (Area 5F)
This week's spotlight goes to one of the city's fastest-moving markets: St. James / Silver Heights.
113 homes sold over the past 12 months
$439,384 average sale price, $363/sq ft
11 days on market on average — the shortest of any tracked area
Selling at 105.8% of list price — among the most competitive in the city
That's a market where well-priced homes aren't sitting long, and multiple-offer situations aren't rare. If you're thinking of selling in this area, timing and pricing strategy matter more than usual right now — happy to talk through what that looks like for your specific street.
What that means if you're buying or selling
If you're a first-time buyer, the spread between neighbourhoods in the table below is the most useful part of this report — there's a real difference between paying $300/sq ft in parts of East Kildonan or West Kildonan versus $400+/sq ft in River Heights or Charleswood. Knowing that spread — combined with today's mortgage rates — is how you find a starter home that still builds equity without stretching your budget thin.
If you're selling or considering an investment property, sales volume and days-on-market matter as much as price. Areas with high transaction counts and short DOM (Transcona, West Kildonan, South Glen, St. James) tend to move faster and have more comparable sales to price against.
As always, these are city-level trends — your specific street, lot, and condition can move the number in either direction. Happy to run comps on your specific property any time.
Neighbourhood-by-neighbourhood breakdown (trailing 12 months)
Sorted by MLS area code. “—” means that area's figure was folded into a small aggregate bucket rather than reported individually this period (typically the lowest-volume areas).
