Winnipeg Real Estate Market Update: Neighbourhood-by-Neighbourhood Look at the Past 12 Months

By Alec Hutfluss, Hutflusshomes.ca — data pulled from Keystone Matrix (WinnipegREALTORS® MLS® System), Oct 2025 – Sep 2026

Every few weeks I like to pull the numbers straight from the MLS® system and share them here, unfiltered, so you can see where Winnipeg's market actually stands — not just what's trending in the headlines. This update covers 32 MLS® areas across Winnipeg and the immediate surrounding area over the past 12 months (October 2025 through September 2026).

A quick note on methodology before we dive in: the areas below are pulled from Keystone Matrix's Stats tool, grouped by MLS® Area. Because the reporting tool caps out at 30 individual categories, a small number of areas landed in an "Other" bucket for one metric or another when they didn't crack the top 30 for that particular statistic — I've flagged those in the table below so nothing is presented as more precise than it is.

Citywide Snapshot

  • Total sales volume: 3,876 residential sales across the 32 tracked areas over the past 12 months

  • Weighted average sale price: approximately $477,100 (volume-weighted across the 28 areas with complete price and sales-count data — roughly 3,529 of the 3,876 sales, or about 91% of volume)

  • Weighted average price per square foot: approximately $361/sqft (volume-weighted across the 28 areas with complete $/sqft and sales-count data — roughly 3,638 of the 3,876 sales, or about 94% of volume)

  • Time window: October 2025 – September 2026 (trailing 12 months)

These are dollar-weighted averages — meaning busier neighbourhoods carry more influence on the citywide number than quieter ones, which gives a truer sense of what a "typical" Winnipeg transaction actually looked like this year, rather than just averaging every neighbourhood's number equally.

What This Means for Buyers

If you're house-hunting right now, the spread between neighbourhoods is the story. You're looking at entry points below $330,000 in areas like West Kildonan and East Kildonan/Elmwood, all the way up to average sale prices well north of $700,000 in pockets of River Heights, Linden Woods, and Charleswood. That range means there's real room to shop by budget rather than assuming any one number represents "the Winnipeg market." Sales volume also varies a lot by area — some neighbourhoods saw 200+ sales in the past year, which usually means more inventory and more room to negotiate; others saw considerably fewer, which can mean more competition for what does come up.

What This Means for Sellers

With just over $477K as the volume-weighted average sale price across the areas we track, and price-per-square-foot holding around $361 citywide, well-presented homes in higher-demand pockets are still commanding strong numbers. If you're in one of the higher-volume areas (more sales happening around you), that's generally a good sign for both exposure and pace of sale. If you're in a lower-volume area, pricing and presentation matter even more since there's a smaller pool of recent comparables to lean on. As always, the right list price depends on your specific street and property — these are area-wide averages, not a valuation.

Neighbourhood-by-Neighbourhood Breakdown

Sorted by MLS® area code. "Sold" = number of residential sales in the past 12 months. Where a cell shows "—", that area's value for that specific metric was folded into the tool's "Other" category because it didn't rank in the top 30 for that statistic — it's still part of the citywide totals, just not broken out individually.

Three Quick Highlights

Busiest markets by volume: West Kildonan/Margaret Park (4D) led the pack with 256 sales, followed by East Transcona/Canterbury Park (3M) at 241 and Dakota Crossing/South Glen (2F) at 226. These are the neighbourhoods where activity — and inventory — has been highest over the past year.

Highest price per square foot: River Heights South (1D) topped the list at $434/sqft, with East St. Paul/Birds Hill (3P) close behind at $433/sqft and South Charleswood (1N) at $431/sqft. These are the areas where buyers are paying the most per square foot of living space.

Most affordable entry points: East Kildonan/Elmwood (3B) had the lowest average sale price at $327,282, just ahead of West Kildonan/Margaret Park (4D) at $328,754 and St. James/Deer Lodge (5E) at $340,606 — all solid options for buyers working with a tighter budget.

As always, these are area-wide averages pulled straight from the MLS® system — they're a great starting point for understanding trends, but they're not a substitute for a proper comparative market analysis on your specific property or the specific streets you're watching. WINNIPEG HOUSING MARKET UPDATE — SEPTEMBER 21, 2026 Posted on September 21, 2026 by Alexander Hutfluss

This week's activity

Over the past 7 days, Winnipeg's tracked areas saw:

  • 127 new listings hit the market

  • 59 homes sold

  • 43 sales went pending, and 31 listings expired

That's a market that's still adding inventory faster than it's clearing it this week — a good sign for buyers who've felt short on choice, and a reminder for sellers that pricing and presentation matter more when there's more to compare against.

The 12-month backdrop

Zooming out, here's where the broader market sits over the trailing 12 months (October 2025–September 2026), across the same 32 Winnipeg neighbourhoods and roughly 3,780 completed sales:

  • Weighted average sale price: ~$477,700

  • Weighted average price per square foot: ~$362

Those are volume-weighted averages, meaning busier neighbourhoods carry more influence on the citywide number than the smallest markets — a more honest read than a simple average of averages. Across the areas with enough sales to report individually, homes spent roughly 11 to 30 days on market on average, and about three-quarters of tracked areas are selling at or above list price on average.

Mortgage rate snapshot

The Bank of Canada held its policy rate at 2.25% at its September 2 announcement, with Canada's prime rate sitting at 4.45%. The best advertised 5-year fixed rate is running around 4.19%, and 5-year variable rates are available as low as roughly 3.30% (Prime − 1.15%) through select lenders. Actual rates you qualify for depend on your down payment, credit, and lender.

Local note: nomination period closes this week for the October 28 municipal election

A quick civic reminder: the nomination period for Winnipeg's mayor, council, and school trustee races closes September 22, with election day set for Wednesday, October 28, 2026. If you've moved in the last four years, it's worth double-checking which ward you're now in and that your voter information is up to date — especially if you're planning to sell and move again before the fall.

It's also a good stretch for fall home maintenance while the weather cooperates: clean the gutters before the leaves really start dropping, book a furnace inspection before the first cold snap, and check window and door weatherstripping now while it's still easy to work outside. Small jobs now save bigger bills — and bigger surprises — once winter sets in.

Neighbourhood spotlight: Charleswood (Area 1G)

This week's spotlight goes to Charleswood, one of the city's more consistently competitive markets:

  • 136 homes sold over the past 12 months

  • $568,025 average sale price, $399/sq ft

  • 12 days on market on average — among the fastest of any tracked area

  • Selling at 104.4% of list price — well above asking, on average

That's a market where well-priced homes are drawing competitive offers more often than not. If you're thinking of selling in Charleswood, timing and pricing strategy matter more than usual right now — happy to talk through what that looks like for your specific street.

What that means if you're buying or selling

If you're a first-time buyer, the spread between neighbourhoods in the table below is the most useful part of this report — there's a real difference between paying around $305–$320/sq ft in parts of East Kildonan, Elmwood, or West Kildonan versus $400+/sq ft in River Heights or Charleswood. Knowing that spread — combined with today's mortgage rates — is how you find a starter home that still builds equity without stretching your budget thin.

If you're selling or considering an investment property, sales volume and days-on-market matter as much as price. Areas with high transaction counts and short DOM (West Kildonan, Transcona/Canterbury Park, South Glen/Dakota Crossing, Charleswood) tend to move faster and have more comparable sales to price against.

As always, these are city-level trends — your specific street, lot, and condition can move the number in either direction. Happy to run comps on your specific property any time.
