If you've been wondering what's happening with home prices in your part of the city, here's the real picture — pulled directly from Keystone Matrix MLS data for the trailing 12 months (September 2025 through August 2026), covering 32 Winnipeg neighbourhoods and roughly 3,840 completed sales.

Those are volume-weighted averages, meaning busier neighbourhoods carry more influence on the citywide number than the smallest markets — which is a more honest read than a simple average of averages.

What that means if you're buying or selling

If you're a first-time buyer, the spread between neighbourhoods below is the most useful part of this report — there's a real difference between paying $300/sq ft in parts of East Kildonan or West Kildonan versus $400+/sq ft in River Heights or Charleswood. Knowing that spread is how you find a starter home that still builds equity.

If you're selling or considering an investment property, sales volume matters as much as price. Areas with high transaction counts (Transcona, West Kildonan, South Glen) tend to move faster and have more comparable sales to price against — areas with lower volume can mean a longer runway to sell, even if per-square-foot values look strong.
