This week's activity
Over the past 7 days, Winnipeg's tracked areas saw:
127 new listings hit the market
59 homes sold
43 sales went pending, and 31 listings expired
That's a market that's still adding inventory faster than it's clearing it this week — a good sign for buyers who've felt short on choice, and a reminder for sellers that pricing and presentation matter more when there's more to compare against.
The 12-month backdrop
Zooming out, here's where the broader market sits over the trailing 12 months (October 2025–September 2026), across the same 32 Winnipeg neighbourhoods and roughly 3,780 completed sales:
Weighted average sale price: ~$477,700
Weighted average price per square foot: ~$362
Those are volume-weighted averages, meaning busier neighbourhoods carry more influence on the citywide number than the smallest markets — a more honest read than a simple average of averages. Across the areas with enough sales to report individually, homes spent roughly 11 to 30 days on market on average, and about three-quarters of tracked areas are selling at or above list price on average.
Mortgage rate snapshot
The Bank of Canada held its policy rate at 2.25% at its September 2 announcement, with Canada's prime rate sitting at 4.45%. The best advertised 5-year fixed rate is running around 4.19%, and 5-year variable rates are available as low as roughly 3.30% (Prime − 1.15%) through select lenders. Actual rates you qualify for depend on your down payment, credit, and lender.
Local note: nomination period closes this week for the October 28 municipal election
A quick civic reminder: the nomination period for Winnipeg's mayor, council, and school trustee races closes September 22, with election day set for Wednesday, October 28, 2026. If you've moved in the last four years, it's worth double-checking which ward you're now in and that your voter information is up to date — especially if you're planning to sell and move again before the fall.
It's also a good stretch for fall home maintenance while the weather cooperates: clean the gutters before the leaves really start dropping, book a furnace inspection before the first cold snap, and check window and door weatherstripping now while it's still easy to work outside. Small jobs now save bigger bills — and bigger surprises — once winter sets in.
Neighbourhood spotlight: Charleswood (Area 1G)
This week's spotlight goes to Charleswood, one of the city's more consistently competitive markets:
136 homes sold over the past 12 months
$568,025 average sale price, $399/sq ft
12 days on market on average — among the fastest of any tracked area
Selling at 104.4% of list price — well above asking, on average
That's a market where well-priced homes are drawing competitive offers more often than not. If you're thinking of selling in Charleswood, timing and pricing strategy matter more than usual right now — happy to talk through what that looks like for your specific street.
What that means if you're buying or selling
If you're a first-time buyer, the spread between neighbourhoods in the table below is the most useful part of this report — there's a real difference between paying around $305–$320/sq ft in parts of East Kildonan, Elmwood, or West Kildonan versus $400+/sq ft in River Heights or Charleswood. Knowing that spread — combined with today's mortgage rates — is how you find a starter home that still builds equity without stretching your budget thin.
If you're selling or considering an investment property, sales volume and days-on-market matter as much as price. Areas with high transaction counts and short DOM (West Kildonan, Transcona/Canterbury Park, South Glen/Dakota Crossing, Charleswood) tend to move faster and have more comparable sales to price against.
As always, these are city-level trends — your specific street, lot, and condition can move the number in either direction. Happy to run comps on your specific property any time.
Neighbourhood-by-neighbourhood breakdown (trailing 12 months)
Sorted by MLS® area code. "—" means that area's figure was folded into a small aggregate bucket rather than reported individually this period (typically the lowest-volume areas, or the areas that fell just outside the reporting cutoff for that particular statistic).
